Spanish Wells Neighborhoods

The community of Spanish Wells Golf & Country Club (G&CC) consists of 8 subdivisions, 7 of which are not bundled. There is no Master HOA resident or tenant application. Indigo Sports, LLC.  is the property management company hired to manage the daily operations of Spanish Wells (excludes the G&CC facilities). The Association occupies a site of approximately 600 acres and consists of 1,361 residential lots, 3 - 9-hole golf courses, country club facility, tennis courts, pickle ball courts, BOCE courts and a fitness center. There are 3 lots that are currently owned by SWCA and 42 lakes for water management to protect Spanish Wells. The pumps and generator are computer controlled.

Cordova

Cordova is a Bundled Community. Limited landscaping is provided and paid for through their assessment fees..

The Golf Condos are a non-bundled community. Limited landscaping is provided and paid for through their assessment fees. Part of their annual assessment is also reserved for major capital expenditures, such as replacement roof.

The Lake Club is a non-bundled community. Limited landscaping and maintenance of the common area is provided and paid for through their assessment fees.

Las Brisas is a non-bundled community. Limited landscaping is provided and paid for through their assessment fees. Reserve funds are part of their annual assessment. Reserve funds are used for major capital projects such as roof replacements.

Marbella is one of those 7 unbundled sub-associations and has 4 subdivisions Each Marbella subdivision has its own board of directors. Limited landscaping is provided and paid for through homeowner's assessment fees.
